Designing Bayn: A New Coastal Chapter Between City and Sea.

Dewan Architects + Engineers is the lead design consultant for Bayn, an ambitious coastal community by Ora Developers, strategically positioned in Ghantoot between Abu Dhabi and Dubai. Spanning 4.8 million sqm with over 7 km of waterfront—including 1.2 km of Arabian Gulf beachfront—Bayn is a low-density, human-centric development designed to blend coastal tranquillity with the vibrancy of urban life.

The community will comprise 9,000 residences—villas, townhouses, and apartments—and is expected to accommodate up to 32,000 residents. At its heart lies a 65,000 sqm business park, along with integrated schools, nurseries, retail, healthcare, wellness amenities, a 200-key 5-star resort, a 100,000 sqm sports club, and a 204-berth marina. Bayn dedicates 55% of its land to open space, including 1 million sqm of public parks, landscaped greenways, outdoor activity zones, and a 33 km network of cycling and pedestrian trails. Its sustainable design prioritises solar energy, native vegetation, and climate-conscious planning to reduce environmental impact and enhance wellbeing.

Dewan is currently delivering full design consultancy for Phase One, covering four residential clusters and 464 homes across 10 typologies, from three- to five-bedroom villas and townhouses. Handover is set for 2028. Our scope includes architectural, structural engineering, and landscape design, alongside coordination with specialist consultants—all aligned with Bayn’s commitment to liveability, sustainability, and strategic connectivity.
