Reimagining the traditional office park.

In designing Prime Business Resort, our vision was to reimagine the traditional office park as a vibrant, human-scaled district that fosters connection, identity, and well-being. Located along Riyadh’s Northern Ring Road and covering 138,250 m2, the project is conceived as a fully integrated commercial ecosystem—where workspaces, public life, and nature coexist seamlessly.

We developed the masterplan around a series of interconnected clusters, each acting as a self-contained neighbourhood. These clusters combine office functions with breakout areas, lounges, and shared amenities, all tied together through a web of pedestrian corridors and landscaped spines. At the centre, a flexible plaza serves as the heart of the development—hosting events, daily gatherings, and informal exchanges.

Our architectural intent was to draw on the clarity and discipline of Salmani design, reinterpreting its principles—simplicity, proportion, environmental responsiveness—through a contemporary lens. We chose locally sourced stone, textured concrete, and glass to create a material palette that feels both modern and grounded. Shaded arcades, recessed openings, and thick walls support thermal performance while expressing a timeless elegance rooted in place.

Landscaping was treated not as an accessory but as a design driver. We wanted the outdoor spaces to feel generous, calm, and restorative—using green corridors, water features, and elevation transitions to create distinct zones of activity and respite. The terrain’s natural slope was integrated into the circulation, improving access and spatial diversity throughout the site.

From the outset, environmental performance guided many of our decisions. Compact massing helps reduce heat gain, while building orientation and passive ventilation strategies enhance user comfort. The balance of daylight and shading, together with durable materials and a walkable layout, contributes to the long-term sustainability of the development.

With our team also providing full construction supervision, we’re delivering Prime Business Resort from start to finish—ensuring that the architectural vision is translated with integrity through every stage of construction. The result will be a benchmark for contextual, people-centred workplace design in Saudi Arabia.
